Scope Review
We start with a thorough review of all available project documents — drawings, specifications, geotechnical reports, and any existing cost data. Gaps and ambiguities are identified before a single quantity is taken off.
Quantity Takeoff
Every quantity is measured directly from the documents. We do not use area-based assemblies or database defaults as a substitute for actual takeoff — the numbers reflect what is actually shown.
Pricing & Market Calibration
Unit prices are built from current market data, recent bid results, and direct subcontractor and supplier input. Pricing is calibrated to the specific project location, schedule, and procurement method.
Contingency & Risk Analysis
Contingencies are sized to reflect actual design completeness and project risk — not applied as a flat percentage. Each risk item is identified, quantified, and documented.
Deliverable & Review
The final estimate is presented in a format suited to the audience — whether that's a board presentation, a lender's pro forma, or a contractor bid comparison. We walk through the numbers with you.
